How much does it cost to rent a villa in Bali per month? (2026)

2 March 2026 · 6 min read

The honest answer is a range, because a one-bedroom pool villa in Bali can cost 500 dollars or 3,000 dollars a month depending on four variables. Here is how to read the market.

Rough monthly ranges in 2026

  • Room or studio in a guesthouse: from around 340 to 600 dollars a month, often with no private pool and simple furniture.
  • Apartment, one bedroom: roughly 500 to 900 dollars a month, usually in a complex with a shared pool.
  • One-bedroom villa with a private pool: roughly 800 to 1,600 dollars a month in Canggu, Pererenan and Uluwatu, less in Ubud and parts of Sanur.
  • Two to three-bedroom villa with a pool: from around 1,500 dollars and up with no real ceiling in Seminyak or Uluwatu.

Treat all of these as starting points, not quotes. Prices move with the season and with how long you commit.

The four things that set the price

  1. Area. Seminyak and Berawa carry a premium; Ubud, Sanur and Ungasan give you more space for the money.
  2. Pool. A private pool is typically the single biggest line item after the bedroom count.
  3. Season. July, August and the two weeks around New Year run 20 to 50 percent above low season. February and November are the bargain months, as the February notes explain.
  4. Commitment. One month costs more per night than three, and three costs more than six. Six-month deals are where the real discounts live.

What is usually not included

  • Electricity. On monthly contracts it is almost always metered and paid separately. Air conditioning running all night is what makes Bali electricity bills surprising. Full breakdown in what the bills cost.
  • Cleaning frequency. Daily, twice weekly or weekly changes the price. Get it in writing.
  • Pool and garden service. Normally included on managed villas; confirm it.
  • Deposit. Typically up to half or one month's rent. See the deposit guide.

The platform premium

The same villa listed on Airbnb or Booking.com carries 15 to 25 percent of commission inside the nightly rate, and most platforms simply do not expose real monthly pricing. On a 1,200 dollar villa that is 180 to 300 dollars a month of pure intermediary margin, every month. This is why almost nobody who lives in Bali books through a platform, and why monthly rentals work differently.

How to negotiate without being annoying

  • Ask for the monthly rate directly rather than multiplying the nightly one.
  • Say your dates and your length of stay up front. Three months gets a different number than three weeks.
  • Ask what is included and what is metered, then compare total cost of ownership rather than headline rent.
  • Book the shoulder months if you can. April, May, September and October give you dry-season weather at low-season prices, as the September notes show.
