Bali rental contracts: what must be in yours (2026)
1 April 2026 · 5 min read
A rental contract in Bali isn't bureaucracy — it's the only document that protects you in a dispute about the deposit, the dates or a switched villa. Signing one is normal even for a one-week stay. Here's what it must contain.
The essential clauses
- Parties: full names of the owner (or company) and the guest; company details if applicable
- The property: exact address of the villa; a photo annex is good practice
- Dates and times: check-in and check-out with hours
- Price and payment schedule: amount, currency, instalments, the exact account that receives the money
- Deposit: amount, currency, refund deadline and procedure — details in the deposit guide
- Cancellation terms: what comes back if either side cancels — the most underrated clause
- What's included: cleaning, linen change, internet, pool service, gas, water
- Electricity: on long stays it's usually metered and paid separately — fix the tariff and the meter reading
Language and signatures
A bilingual contract (English plus Indonesian or your language) signed by scans or electronically is standard practice for rentals. What matters is that the payment recipient matches the signing party — the verification steps are in the step-by-step rental guide.
Red flags
- "We'll send the contract after payment"
- No address or amounts in the document
- Deposit "in cash to the manager, no receipt"
- A clause allowing substitution with "an equivalent villa" without your consent — that's the unit-switch scheme in writing
How it works with us
Every booking in the catalogue comes with a standard contract fixing the price, deposit and cancellation terms; the manager sends the template before you pay anything. Questions — on Telegram or in the FAQ.
